Melbourne CBD Clinic Fitout: Sleepwise Sleep Apnoea Practice

QTC Build completed a dental clinic fitout for Sleepwise, a sleep apnoea dental medicine practice in Melbourne’s CBD. The 150m² fitout transformed a dated, heavily serviced tenancy into a clean, modern clinic, completed in November 2022. The project opened the door to every dental fitout that followed through referrals within the dental profession.

The Brief

Sleepwise engaged QTC Build to deliver a specialist sleep apnoea clinic and sleep study centre within a 150m² tenancy in Melbourne’s CBD. Unlike a traditional dental practice, the clinic adopted a dental medicine approach, requiring consult rooms rather than fully serviced treatment rooms. The fitout included two consult rooms with provision for a third, a sterilisation room, custom reception, waiting area, kitchen and manager’s office.

Located within an ageing heritage building, the project required careful planning to overcome restricted access and ageing infrastructure. QTC Build managed the building permit and all construction works, working alongside the client’s appointed designer to bring the vision to life.

The Challenge

As QTC Build’s first project within the dental and medical sector, understanding the specialised requirements of a healthcare fitout was just as important as delivering the construction itself. Working closely with Borg Dental and the client, we invested significant time researching the operational requirements of the practice to ensure every detail was delivered correctly from day one.

The existing tenancy also revealed decades of redundant services hidden above the ceilings and within the walls, requiring extensive coordination before new electrical, mechanical and data services could be installed. Restricted access via a small lift meant much of the demolition and construction materials also had to be moved manually through the building.

The Approach

QTC Build completed a full strip-out of the existing tenancy before constructing the new clinic. New partition walls, electrical, data and mechanical services were installed throughout, while the sterilisation room was fitted with specialist equipment to support the clinic’s operations. A bespoke reception desk was manufactured to complement the overall design and maximise functionality within the space.

Working alongside the client’s designer, QTC Build also produced detailed 3D visualisations, allowing the client to review the completed design before construction commenced. Throughout the project, careful coordination of new services transformed an outdated tenancy into a contemporary healthcare facility while respecting the constraints of the existing building.

The knowledge gained throughout the project established a strong working relationship with Borg Dental, who continue to be a valued industry partner and trusted resource on our dental and medical projects.

The Result

Completed in November 2022, Sleepwise opened as a modern specialist sleep apnoea clinic and sleep study centre, transforming a tenancy that had remained largely untouched for decades into a contemporary healthcare environment.

The project marked a defining moment for QTC Build. It was our first specialist healthcare fitout and laid the foundation for what has since become one of our core areas of expertise.
