Kew Periodontics

QTC Build completed a large-scale dental clinic fitout for Kew Periodontics, a specialist periodontic practice moving from a very small premises into a space purpose-built for long-term growth. It is one of the largest dental fitouts we have delivered. The client spent close to a million dollars getting it right, and the result speaks for itself.

The Brief

Kew Periodontics had been operating from a space that no longer suited the practice. The goal was to create a purpose-built specialist clinic that supported the way the practice operated while delivering a premium patient experience with the feel of a high-end day spa.

The scope included:

• Three periodontic surgeries
• Two hygienist surgeries, with provision for a third
• CBCT X-ray room
• Recovery room
• Large compliant sterilisation space
• Office for periodontic staff
• Practice manager’s office
• Plant room
• Reception area and waiting room
• Large kitchen and breakout area
• Bathroom and laundry upgrade, including DDA toilet

The landlord stripped the tenancy back to a cold shell before handover, giving QTC Build a clean starting point. We managed the building permit and delivered the complete fitout, while the client’s interior designer developed the finishes, colour palette and furniture selections.

The Challenge

A specialist dental practice requires far more coordination than a typical commercial fitout. Every surgery relied on carefully planned hydraulic, suction, compressed air, electrical and data services, all coordinated around the nominated dental chair delivery systems and specialist equipment.

Connecting those services presented a significant challenge. Pipework from the surgeries, sterilisation department and plant room needed to pass through the floor into the ceiling space of the tenant below while maintaining the continuous falls required for the suction system. Service routes also had to navigate existing HVAC services, band beams and other building infrastructure, requiring extensive planning before a single penetration could be made.

To minimise disruption, QTC Build coordinated after-hours access with the tenant below, allowing the works to proceed without affecting their day-to-day operations. Throughout the project, we also worked closely with the landlord, consultants, certifiers and equipment suppliers to ensure every stage of the fitout met the required building and healthcare standards.

The Approach

Every surgery was designed around the nominated dental chair delivery system, with suction, compressed air, drainage, power and data services coordinated to suit the final equipment layouts. QTC Build worked directly with the dental equipment supplier to develop the service layouts and ensure every installation complied with the manufacturer’s requirements.

The CBCT suite, sterilisation department and all patient treatment areas were constructed to meet the technical requirements of a modern specialist practice. This included radiation shielding to the CBCT room, body-protected power to all patient treatment zones, and coordination of specialist services to satisfy the relevant healthcare and electrical compliance requirements.

While the technical requirements were extensive, the client also wanted the practice to feel more like a premium day spa than a traditional dental clinic. Working from the interior designer’s vision, QTC Build delivered bespoke joinery, premium finishes and meticulous detailing throughout, creating a calm, welcoming environment that reflects the quality of the practice.

The Result

Kew Periodontics is one of QTC Build’s most technically sophisticated dental fitouts, combining complex specialist infrastructure with premium craftsmanship and attention to detail.

The completed practice delivers the clinical performance expected of a specialist referral clinic while creating a refined, day spa-inspired environment for patients and staff. It is a practice that balances technical excellence with thoughtful design, providing a space built to support the client for many years to come.
